What is title abstracting?+

Abstracting is the process of researching and compiling the complete ownership history of a property — including deeds, mortgages, liens, judgments, and other recorded matters. In Iowa, an updated abstract is typically required before a real estate transaction can close.

What types of title reports do you provide?+

We prepare written title reports, PCC (property condition/pre-closing certification) reports, and Iowa Form 900/901 reports. These are used for purchases, refinances, attorney review, and to satisfy lender requirements.

What is a buyer's search?+

A buyer's search is a focused title review that identifies recorded issues affecting a property before you commit to a purchase. It helps buyers enter a transaction with confidence and fewer surprises.

What is a day of closing search?+

A day of closing search is a final, last-minute title check performed on the date of closing. It confirms that no new liens, judgments, or other matters have appeared between the original search and the closing.
